Malpais Area Real Estate
Malpais, Santa Teresa, and Montezuma have seen an average price increase in real estate of around 30% per year for the last ten years, and its expected to continue this way. Not only was the Malpais area voted "one of the top ten most beautiful beaches in the world" by Forbes Magazine, but several A-list celebrities have purchased land and have built or are building the dream houses. People who have travelled extensively througout Costa Rica often pick the area as their favorite for a variety of reasons - extreme beauty, excellent restaurants and local culture, top-notch surfing, abundant wildlife, etc. For investors, it represents a great value, because it's a narrowing peninsula with low mountains, creating a natural scarcity of good ocean view building sites - and thus a real value in the land, unlike many other parts of Costa Rica that have the potential of tens of thousands of building sites.
FOR SALE - $225,000 - Ocean Views - 1.8 Hectares! (That's only $12.50/m2)
I currently have a property of my own for sale in the hills behind Santa Teresa. I think it's a great deal - $225,000 for 1.8 hectares (4.5 acres) - with distant ocean views and spectacular drop-off valley views, several building sites, a river with huge trees, mango trees, and a 10-12 minute drive to both the beaches of Playa Hermosa and Santa Teresa. As far as I know, it's the cheapest ocean view lot in the Malpais/Santa Teresa area, by per m2 price. I know 600+ properties and really think this is a great bargain for the area, if you're wanting something a bit quieter than down in town, and are willing to drive 10 minutes to the beach. It's cheap because the building sites are fairly small, you will have to dig your own well (although city water isn't far off) and power is not on the property yet (only about 300 meters away however.)
